As more families and professionals settle in Manor — many drawn by its proximity to Austin and more affordable housing — the demand for modern infrastructure and accessible retail services has grown exponentially. The result has been a flurry of commercial activity, particularly along the city’s two busiest arteries: FM 973 and U.S. Highway 290. Together, these corridors are now at the center of a sweeping redevelopment effort.

According to recent records from the Texas Department of Licensing and Regulation, more than two dozen commercial projects have been registered in Manor in just the past 12 months. The developments reflect the confidence of regional and national retailers in the city’s growing consumer base.

One of the most talked-about additions is the upcoming H-E-B grocery store, which will mark its first location within Manor’s city limits. With a price tag of $26.1 million, the San Antonio-based grocery chain is planning to complete construction by October. Developers say this strategic location will play a pivotal role in accommodating continued population growth and enhancing the city’s self-sufficiency.

And while many projects remain under construction, others have already made their mark. In May, Manor celebrated the opening of its first Chili’s Grill & Bar, sparking excitement on social media. “It’s the second hottest place in the Austin metro area behind the Chili’s on 45th & Lamar,” joked resident Mike Snow.

Among them: a Times Square proposal led by SL Green Realty and Caesars Entertainment; a Queens development near Citi Field proposed by Mets owner Steve Cohen in partnership with Hard Rock International; and a Bronx-based bid from Bally’s Corporation. While a proposal from Wynn Resorts and Related Companies for Hudson Yards has been withdrawn, the competition remains intense.

Adding to the complexity is a chorus of community concerns surrounding all proposals. Many neighborhoods have raised issues about potential noise, increased traffic, and disruptions to daily life. Though these challenges are not unique to The Avenir, developers are emphasizing the site’s location—adjacent to existing commercial infrastructure—as a key advantage. The argument: it’s not about building into a quiet neighborhood, but enhancing a district already designed to absorb large visitor volumes.

If selected, The Avenir could redefine the area’s role in New York’s hospitality and tourism landscape. With a combination of luxury amenities, affordable housing, public venue space, and job creation, it presents itself as a comprehensive investment in the city’s economic future.
